QLD stamp duty calculator (transfer duty, home and first home concessions)
Estimate Queensland transfer duty (stamp duty) on a property purchase. It covers the general rates, the home concession (your home, if you've owned one before), the first home concession (no duty up to $700,000, phasing out by $800,000), and the first home (new home) and first home vacant land concessions. Those last two give no duty at any price for contracts from 1 May 2025. Foreign buyers pay 8% additional foreign acquirer duty (AFAD). Figures match the Queensland Revenue Office's examples.

FAQ
How much is stamp duty in QLD?
At general rates, a property between $540,000 and $1,000,000 pays $17,325 plus $4.50 for each $100, or part of $100, over $540,000. For example, an $850,000 investment property pays $31,275. Lower home concession rates apply if you’ll live in it.
Do first home buyers pay stamp duty in QLD?
Not on an established home valued at $700,000 or less, and there’s a reduced amount up to $800,000. For contracts from 1 May 2025, first home buyers pay no duty on a brand new home or vacant land at any price, as long as all the land is residential.
How is the QLD first home concession calculated?
Work out duty at the home concession rate, then subtract the concession amount for your $10,000 value band. For example, a $795,000 first home is $21,625 at the home concession rate, less $1,735, which gives $19,890.
What is the QLD home concession?
A lower duty rate on the first $350,000 for a home you’ll move into within 1 year of settlement, even if you’ve owned a home before. It can save up to $7,175. A $950,000 home pays $28,600 instead of $35,775.
What is AFAD in Queensland?
Additional foreign acquirer duty is an extra 8% of the dutiable value when a foreign person (including a foreign company or trust) buys residential land in Queensland. It’s paid on top of transfer duty.
